Atlantic Medicinal Partners

Fitchburg, MA | 26,663 SF | Caveney Architectural Collaborative 

Atlantic Medicinal Partners’ new location features both a state-of-the-art cannabis cultivation facility and contemporary dispensary. Located in a former LEGO factory, the project pieced together both space renovation and ground-up construction. The project included a full restack of the building, consisting of all new ductwork, HVAC piping, and plumbing. There are new electrical and fire alarm systems, security that includes cameras and a card reader access control system, as well as fertigation and CO2 systems. AMP has six flowering rooms and a mother/vegetation room, grow tables and HPS grow lights. The facility also has an extraction room, dry and cure rooms, commercial kitchen, secure loading dock area and storage vault rooms with security mesh in the walls. The HVAC system is on a BMS that is fully dialed in with the grower to provide the optimal environmental conditions for the plants, while HEPA filters and UV lights in the units keep the grow rooms safe from mold and pests. A power service upgrade to 2300 amps was needed to support the MEP equipment and grow lights for the facility, which required the ground-up construction of a new mechanical building to house the gas-fired Tecogen chillers and the new main electrical switchgear. The dispensary has a sleek contemporary look with open exposed ceilings, L-shaped POS counter with 14 POS stations, display cases with designer pendant lighting, polished, black-stained concrete floors and new entry and exist vestibules. 

reLeaf Alternative

Mansfield, MA | 3,350 SF | Caveney Architectural Collaborative 

The cannabis industry has given Vantage Builders the opportunity to work with many exciting canna-preneurs and bring their visions to life. The firm recently helped reLeaf Alternative, a woman-owned business, open its first cannabis dispensary, which is also the first for the town of Mansfield. Vantage reconfigured two previously separate retail stores into a single location, taking advantage of the larger footprint to create an open, almost spa-like atmosphere that reflects reLeaf’s mission to provide quality education, experience and service in a safe environment. Interesting design and structural elements emphasize both style and functionality. Clients enter the main dispensary floor from the reception area by way of an inset, hidden door. The dispensary features customized millwork throughout, including an intricate, wood-and-green honeycomb wall, while custom-made display tables showcase reLeaf’s organic products. Because reLeaf’s suite is sandwiched between two occupied, active stores, the Vantage team coordinated work hours with the building’s landlord and the business owners to minimize disruptions.

Prime Alternative Treatment Center

Chichester, NH | 4,000 SF | Blue Anchor Design 

Vantage completed its second project for Prime ATC, creating the company’s newest therapeutic cannabis dispensary. The dispensary features a reception area, product displays, point of sales areas, several offices and storage space. Formerly a car dealership, the building required significant demolition to ready the space for its new use. The dispensary area has a high-end, yet rustic feel that makes Prime’s patients feel welcome. A wall with inset wood pieces creates an eye-catching design element. Vantage built a clerestory along the dispensary area, featuring plentiful windows that allow abundant natural light, establishing an open atmosphere. The project involved significant mechanical work, including new electrical, plumbing, and HVAC, as well as exterior work, including a new sidewalk, permanent handicap railing and line striping to help direct traffic and pedestrian flow.

GreenStar Herbals - Maynard

Maynard, MA | 7,300 SF | Caveney Architectural Collaborative 

After completing its first recreational cannabis dispensary with Vantage Builders in Dracut, GreenStar Herbals knew the firm was the right contractor for its newest location, in Maynard. Exposed duct work and a new, sleek design come together to create a warm yet modern atmosphere for employees and customers. Visitor’s eyes are immediately drawn to the centerpiece of the space – a newly constructed, stone-face gas fireplace, with an open seating area. The building required new MEP/FP (mechanical, electrical, plumbing, and fire protection) systems, including completely new electrical service, and extensive roof repairs. The Vantage team coordinated closely with GreenStar’s security vendor to install a new, high-end security system.

Nova Farms

Framingham, MA | 3,100 SF | CME Architects

Nova Farms is the largest outdoor cannabis cultivator in Massachusetts. When the grower decided to expand its retail presence with a second dispensary, Nova turned to Vantage Builders. The Vantage team completely transformed a former pizza shop into a new, high-end retail outlet. The interior features intricate millwork, faux beams, custom wood cloud ceilings, live edge counters, and a stone and moss wall that all combine to create a unique design aesthetic. The building required significant work, including coring and infilling the existing slab, which had begun to degrade due to the building’s age. The team also replaced an existing rooftop unit and installed new ducting throughout the space.  Extensive sitework included restoring the existing parking lot, exterior lighting, a new exterior sprinkler system and privacy fencing.

Prime Alternative Treatment Centers

Peterborough, NH | 4,500 SF | GJO Associates Architects

Vantage Builders completed a 4,500-square-foot expansion to Prime Alternative Treatment Centers’ therapeutic cannabis cultivation facility. The new expanded facility more than doubles Prime ATC’s therapeutic cannabis cultivation capacity and increased the company’s footprint in the building to more than 10,000 SF. The project included the construction of a mother, propagation and vegetation room, two flowering rooms, a drying room, trimming and bulk material storage room, and a decontamination room, where workers gown up prior to entering the grow areas, as well as significant electrical and HVAC work. Vantage installed a Dosatron fertigation system and a building management system (BMS) that allows the Prime ATC team to create the perfect environmental conditions for each individual room, including temperature ranges, light schedules, RH percentages, CO2 levels, and irrigation events.

GreenStar Herbals - Dracut

Dracut, MA |13,000 SF | Caveney Archtectural Collaborative

GreenStar Herbals hired Vantage to build out its first recreational cannabis dispensary, located on the fourth floor of a former manufacturing building in Dracut. The building envelope was fully restored, utilizing existing brick, and the 100-year-old hardwood floors were reconditioned to a beautiful finish. The location features a secure reception area for customer check-in, a large space for customers to browse products and two relaxing seating sections, one with a fireplace. There is new millwork throughout, most notably in the point of sales counters and display cases. For GreenStar employees there are two small offices for administrative work, a break room and a locker area. The project included new electrical and HVAC systems, to ensure the proper care and storage of GreenStar’s products. Vantage added new entrances to the parking area, as well as an ADA-compliant ramp. The project was completed in a timeframe to meet GreenStar’s sales plans.

Sanctuary Medicinals - Brookline

Brookline, MA | 3,500 SF | Caveney Architectural Collaborative

When Sanctuary Medicinals envisioned its Brookline cannabis dispensary, they knew they wanted it to be special. Not only would it be their largest dispensary to date, it would also set a design template for its future dispensaries, in both Massachusetts and across the United States. And the Sanctuary team knew right where to turn: Vantage Builders. Vantage had already completed four projects for Sanctuary: a cultivation facility in Littleton and three dispensaries in Gardner, Woburn, and Danvers. The bright and airy space includes a reception area, separate point of sales sections for recreational and medical use products, office space and secure storage. Vantage installed a pressed metal ceiling, faux wood beams and Tambura wood soffits in the POS area. Specialty lighting not only gives the space a modern feel, but also assists with customer flow by notifying customers when a sales consultant is available. Vantage reworked the existing HVAC system to be able to accommodate the increased demands of a dispensary setting, where specific temperatures and humidity levels are required. Sanctuary not only aims to provide high-quality cannabis products but also to be a good community neighbor. The upscale Brookline location also features an art gallery that will display works by underserved artists within the community.

Full Harvest Moonz

Haverhill, MA | 4,124 SF | Caveney Architectural Collaborative

Full Harvest Moonz engaged Vantage Builders to open a recreational cannabis dispensary in Haverhill, MA. The exterior of the building had recently been renovated, but the interior space consisted of blank shell space. Vantage Builders came on early in the design process which allowed them to partner closely with Caveney Architectural Collaborative to develop a qualified team of engineers and subcontractors. The team completely overhauled the building interior which did not have any mechanical, electrical, or plumbing connections other than an existing rooftop unit. The ceilings were custom made of red oak, requiring close coordination and expert execution to ensure the proper installation of lighting, HVAC diffusers, and additional duct work without compromising the elaborate design. Customers are welcomed in a reception area featuring 20-foot ceilings and a point of sales area with high end finishes, including copper-hammered countertops and corrugated paneling. Intricate millwork featuring wooden barn doors, wainscoting, and a direct-vent gas fireplace tie together the modern but traditional atmosphere.  

Sanctuary Medicinals Dispensary

Danvers, MA | 2,000 SF | Caveney Architectural Collaborative

Vantage Builders completed three cannabis dispensary facilities for Sanctuary Medicinals. The locations have a distinct style, featuring wood walls, specialty ceilings and faux wood beams that create a comfortable yet professional atmosphere. Security is of paramount importance to Sanctuary Medicinals so all areas are constantly monitored by cameras and certain sections can only be accessed by employees via security card scanners.

Sanctuary Medicinals Cultivation

Littleton, MA | 24,000 SF | Tony Fallon Architecture 

Sanctuary Medicinals hired Vantage Builders to transform a 24,000-square-foot, former warehouse building into its new, state-of-the-art cannabis cultivation facility. Located at 234 Taylor St. in Littleton, the facility has eight grow rooms, with the capacity of up to 20,000 plants, and facilities for producing marijuana edibles and oils.

Vantage worked closely with Sanctuary’s management to fully understand the firm’s unique methodology and approach to growing cannabis to ensure the facility supported its precise needs. Working in the formerly open warehouse area, the team constructed multiple rooms to enable the cultivation, processing, storage and shipping of cannabis products.

Theory Wellness, Inc

Bridgewater, MA | 12,000 SF | BKA Architects

Theory Wellness, a medical cannabis company, hired Vantage to build the company’s cultivation, processing, and dispensing facility in Bridgewater, MA. The firm also has an additional dispensary in Great Barrington, MA. 
 
The project began with significant internal demolition to prepare the 12,000-square-foot industrial building for its new use. Working closely with Theory’s team of growers, Vantage installed the proper irrigation, electrical, lighting and HVAC systems to support the company’s vertically integrated medical marijuana operations. Vantage built out several state-of-the-art, independently climate-controlled cultivation rooms. There are separate drying and processing areas, for creating extracts and infusion products. A well-lit and welcoming reception area greets patients when they arrive at the dispensary. The facility features high levels of security throughout.

Solar Therapeutics

Somerset, MA | 70,000 SF | Tony Fallon Architecture

The 70,000-square-foot facility on Brayton Point Road in Somerset features a high-end retail dispensary, cultivation rooms, kitchen with four commercial ovens, office space and several support rooms for the processing, storage and shipping of cannabis products. The grow rooms feature separate temperature and humidity controls, air handlers that pump CO2-rich air and industry-leading LED lights from Fluence that simulate the sun’s intensity and activity. The roof has 67,000 sf of solar panels and there is an onsite, four-acre solar panel farm. Two 1.5 megawatt natural gas generators will provide the rest of the power, with a similarly sized diesel generator ready for backup. Security is a key concern and cameras keep a watchful eye in every room as well as around the building perimeter and parking lot. Multiple security nodes in the facility ensure that the systems never go down.

Warren, MA | 115,000 SF | Gorman Richardson Lewis Architects

Vantage Builders is working with Heal, Inc. on the first phase of its anticipated 115,000-square-foot cannabis cultivation facility in Warren, MA. Relying on its experience from previous cultivation projects, Vantage worked closely with Heal to understand its needs and ensure that the work supports Heal’s grow procedures. Vantage completed significant site-work, installed electrical and fire protection systems and placed structural steel for Heal. The thorough, on-time completion of the first phase of the project places Heal in an excellent position for the overall success of the delivery of the cultivation facility.
